What is asset-backed financing?

Asset-backed financing is a type of loan where a borrower uses their assets, like a car or home, as collateral to secure funding. This approach allows lenders to offer favorable terms, as the loan is backed by the value of a physical asset. It’s often a great option for individuals and businesses that need funding but want to avoid high-interest rates typically associated with unsecured loans.

In the MNZL app, asset-backed financing enables users to leverage their valuable assets to access the capital they need. When users apply for a loan, they can provide details about their assets, which will be reviewed to determine the loan amount and terms based on the asset’s value and type.

Why Choose Asset-Backed Financing?

Asset-backed financing provides a range of benefits, such as:

  • Lower Interest Rates: Since the loan is secured by an asset, interest rates are generally lower than unsecured loans.
  • Increased Loan Limits: Using a high-value asset as collateral can lead to higher loan amounts, providing borrowers with more flexibility.
  • Accessible for Various Credit Scores: This financing can be accessible even for those with lower credit scores, as lenders consider the asset value in addition to credit history.

With MNZL’s asset-backed financing, borrowers can confidently leverage their assets, whether for personal needs or investments, knowing they’re accessing an affordable and structured loan solution.

What assets can I use for financing?

MNZL finances against residential property in Egypt. Add the property in the app and you'll see an estimate of what it qualifies for before you commit to anything.

Eligible properties

  • Apartments, villas, townhouses and chalets in residential compounds.
  • The unit must be delivered. Units with a delivery date in the future don't qualify yet.
  • You hold a contract or title that proves ownership. If the property isn't registered with the notary, MNZL can register it as part of the process.
  • Properties outside compounds and agricultural land don't qualify today.

Still paying installments on it?

If you bought from a partner developer and are still paying installments, you can apply through MNZL Flex. MNZL settles your remaining developer installments as part of the financing, so you make one payment to MNZL instead of two — and you don't need to upload property documents, because your developer already holds them.

Cars

MNZL offers auto loans to buy a new or used car. Financing against a car you already own outright is not available at the moment.

How much can I borrow with asset-backed financing?

The amount depends on two things: what your property is worth and what your income can carry. The app shows both before you apply, and the estimator on the Unlock page uses the same rules.

Unlock (financing against your property)

  • Up to 80% of the property's current market value.
  • From EGP 500,000 up to EGP 60 million.
  • Repaid over up to 10 years.
  • Your monthly payment is capped at a share of your household income, so a higher income or a longer term raises the amount.

Auto Finance

  • From EGP 250,000 up to EGP 7.5 million.
  • Repaid over up to 7 years.

The final amount is confirmed after the property valuation and the review of your documents.

Will I lose ownership of my asset?

No, you retain ownership of your asset. A sale prohibition is placed on the asset as security for the loan. This means the asset cannot be sold or transferred while the loan is active. Once you complete your repayments, the sale prohibition is removed, and your asset is fully unrestricted.

What is the process for applying for and receiving funds?

Steps to Apply and Receive Funds

  1. Place your request through our App:
Use the app to add your asset and request a withdrawal. A team member will then contact you to assist with the next steps.

  2. Asset evaluation:
A meeting will be scheduled to evaluate your asset. Based on the evaluation, your credit limit will be determined and approved.

  3. Contract & security setup:
A sale prohibition is placed on your asset as collateral. You’ll then sign the contract to finalize the agreement.

  4. Receive funds:
Once the process is complete, the funds will be promptly transferred to your bank account.

How long does it take to get the cash after applying?

Once your application is reviewed and approved, our team will contact you to inform you of the expected timeframe. Typically, funds are transferred to your bank account the following day after the approval process is completed.

Is my information and asset data secure?

Yes, your data privacy and security are top priorities for us. We use industry-standard encryption to protect your personal and asset information within the app. Additionally:

  • Your data is stored securely and accessed only for processing your financing requests.
  • We do not report any asset details to tax authorities or government institutions, ensuring your confidentiality.

Unlock

What is Unlock?

Unlock is financing against the value of a property you already own, without selling it. You keep living in it and you keep owning it; MNZL places a sales prohibition on the property as security and lifts it once you've repaid.

  • Up to 80% of the property's current market value.
  • From EGP 500,000 up to EGP 60 million.
  • Repaid over up to 10 years.
  • Approved in as little as 3 days once your documents are complete.

Everything happens in the MNZL app: add the property, see what it qualifies for and the monthly payment, apply, e-sign the contract and receive the money in your bank account.

Still paying installments to a partner developer? Then Unlock works through MNZL Flex: MNZL settles what you still owe the developer and pays the rest to you, with no property documents to upload.

Who can apply for Unlock?

You can apply for Unlock if:

  • You own a delivered unit in a residential compound in Egypt: an apartment, villa, townhouse or chalet. Units with a delivery date still in the future don't qualify yet.
  • You have a regular income that can carry the monthly payment.
  • You're an Egyptian citizen with a valid national ID, living in Egypt or abroad.

The property is in more than one name. If it's in your name and your spouse's, say, the co-owners apply together in the app, and each verifies their identity.

Still paying installments? If you bought from a partner developer and are still paying installments, you apply through MNZL Flex instead: sign up with the mobile number your developer has on file, and your unit appears if it's covered.

Outside a compound? Exceptionally, and case by case: the sales prohibition would be registered at the Notary instead of with your developer, so talk to an advisor before you apply.

How is my property valued?

In two stages: an estimate first, then a confirmed valuation.

When you add the property in the app, MNZL's valuation model estimates what it would sell for today from current market data and sales in your compound. That figure sets the amount the app shows you can unlock, before you commit to anything.

Once you apply, MNZL sends a certified valuer to the property and confirms the valuation during the review. Your financing is based on the confirmed value: up to 80% of it, within the EGP 500,000 to EGP 60 million range.

What documents do I need for Unlock?

Three things, all uploaded in the app:

  1. Your national ID, to verify your identity.
  2. The property's contract or title, proving you own it.
  3. Proof of income: your income details and a recent bank statement, so the app can show you how much you can take and the monthly payment.

If you bought from a partner developer and are still paying installments (MNZL Flex), you don't upload property documents at all: the developer already holds your contract. You verify your identity with your national ID, and MNZL may ask for proof of income during the review.

What does Unlock cost?

Nothing to apply, and nothing to see your offer.

If you go ahead:

  • The rate is variable and tracks changes in the Central Bank of Egypt's lending rates. It's set for your application and shown in the app before you accept anything.
  • A one-time administration fee, also shown in the app before you accept.

There are no hidden charges: every figure is in the app before you sign. Early settlement is available if you want to repay sooner; the terms are in your contract.

Can I live in, rent out or sell the property during the financing?

You keep living in it and using it as you always have. The property stays in your name throughout.

The only thing MNZL registers is a sales prohibition with your developer, as security for the financing. It stops the property being sold or transferred while the financing runs, and nothing else:

  • Living in it: yes, nothing changes.
  • Renting it out: yes. The sales prohibition doesn't affect how you use the property.
  • Selling it: once the financing is settled. Early settlement is available, and MNZL lifts the sales prohibition as soon as you've repaid, after which you're free to sell.
Can I repay Unlock early?

Yes. Early settlement is available, and the terms are in your contract, so you know them before you sign. Once you've repaid in full, MNZL lifts the sales prohibition on the property.

To settle early, get in touch through the app or write to hello@mnzl.co, and the team will tell you the settlement amount as of that date.

Pay Less

What is Pay Less?

Pay Less is for a home you're still paying for. MNZL settles what you still owe the developer and spreads that balance over a longer term, up to 10 years, so your monthly payment drops, and it becomes one payment to MNZL instead of one to the developer.

Your unit, your contract and your ownership stay as they are. MNZL registers a sales prohibition on the unit with your developer as security, for the life of the financing, and lifts it once you've repaid.

Where is Pay Less available?

Pay Less is launching first in partner compounds.

If that's you, download the MNZL app and sign up with the mobile number your developer has on file; it must be registered in your name. With your consent, MNZL checks your contract and payment history with the developer, and your unit appears in the app if it's covered.

Not in one of them yet? Sign up in the app all the same, and we'll tell you the moment Pay Less reaches your compound.

How does Pay Less lower my monthly payment?

By giving the balance more time. Your remaining developer installments usually run for the few years left on your contract; MNZL settles them and spreads the same balance over a term you choose, up to 10 years. More months means a smaller amount each month.

In the app you pick the term and see the new monthly payment side by side with what you pay today, before you decide anything. Your rate is variable, tracks changes in the Central Bank of Egypt's lending rates, and is shown with the offer.

Do I need to upload property documents for Pay Less?

No. Your developer already holds your contract, and with your consent MNZL verifies your unit, delivery status and payment history directly with them.

You verify your identity in the app with your national ID, and MNZL may ask for proof of income during the review. That's it.

What changes with my developer after Pay Less?

Who you pay. MNZL settles your remaining installments with the developer in one go, and from then on your monthly payment goes to MNZL.

Everything else stays as it is: your unit, your contract and your ownership are unchanged, and your developer remains your contact for anything about the unit itself, from maintenance to changes to the contract. MNZL registers a sales prohibition on the unit with the developer as security, and lifts it once you've repaid.

Can I also take cash out with Pay Less?

Yes. In partner compounds, Pay Less and Unlock run on the same financing, MNZL Flex. MNZL settles what you still owe the developer, and anything left within your financing limit can be paid out to you.

The app shows your unit's value today, what you've paid and the equity available to you, and you choose how much of it, if any, to take as cash. Either way it's one monthly payment to MNZL.

Mortgage

What is an MNZL mortgage?

Financing to buy your next property: up to 80% of the price, repaid over up to 10 years, with the same in-app process as the rest of MNZL and approval in as little as 3 days once your documents are complete.

The mortgage program is being released in stages. Tell us about the property you're buying on the Mortgage page, and an advisor will call you within one working day with what's possible today.

Which properties can I buy with an MNZL mortgage?

The program covers resale units in compounds that are delivered and ready to live in. That includes:

  • A home to move into.
  • An upgrade from a unit you already own. You can combine it with Unlock on your current property for the down payment.
  • A second property you plan to rent out.

Units that aren't delivered yet aren't covered today. If the property you have in mind is different, tell the advisor when they call; the program is widening in stages.

How much of the price do I need to put down?

At least 20% of the price: MNZL finances up to 80%, and the rest is your down payment.

If you already own a property, Unlock can fund the down payment: financing against your current home, without selling it, combined with the mortgage on the new one. An advisor can work both out together.

How do I apply for a mortgage?
  1. Tell us about the property on the Mortgage page: the unit you're buying and roughly what it costs.
  2. An advisor calls you within one working day with what's possible today, the rate and the monthly payment.
  3. Apply in the app: verify your identity with your national ID, enter your income and upload a bank statement. A certified valuer confirms the property's value.
  4. Sign and complete: e-sign the contract in the app, and MNZL pays the seller.
What does an MNZL mortgage cost?

Nothing to enquire, and nothing to hear what's possible.

If you go ahead, your rate is variable and tracks changes in the Central Bank of Egypt's lending rates, like all of MNZL's property financing, and is set for your application. Any fee is shown in the app before you accept anything.

Auto Finance

What can I finance with an MNZL auto loan?

A new or used car, bought from a dealer or from a private seller.

  • From EGP 250,000 up to EGP 7.5 million.
  • Repaid over up to 7 years.
  • At a fixed rate for the whole term.

The whole application happens in the MNZL app, from the car's details to e-signing the contract. MNZL pays the seller directly.

How does an auto loan work?

Four steps, all in the app:

  1. Tell us about the car: make, model, year and price, with or without a dealer.
  2. See your offer: enter your income and upload a bank statement, and the app shows the monthly payment.
  3. Inspection and approval: a certified mechanic checks the car, MNZL confirms its value and approves the loan.
  4. Sign and drive: e-sign the contract in the app. MNZL pays the seller and registers the lien on the car.
Can I finance a used car, or one from a private seller?

Yes to both. The car can be new or used, and the seller can be a dealer or a private individual.

For a used car, a certified mechanic inspects it before approval, and the financing is based on the value MNZL confirms. Once you've signed, MNZL pays the seller directly, so a private sale is settled the same way as one through a dealer.

What does an auto loan cost?

Nothing to apply, and nothing to see your offer.

If you go ahead, the rate is fixed for the whole term, so your monthly payment doesn't change. Any fee is shown in the app before you accept, and the monthly payment you see with your offer is the one you'll pay.

Who owns the car during the loan?

You do. The car is registered in your name, and you drive it as your own from day one.

MNZL registers a lien on the car as security for the loan, which means it can't be sold or transferred while the loan runs. Once you've repaid, MNZL lifts the lien.

Can I borrow against a car I already own?

Not at the moment. MNZL's auto loans are for buying a car, new or used; financing against a car you already own outright isn't available today.

If you own a property, Unlock offers financing against it without selling it: up to 80% of its value, over up to 10 years.
